Project Overview
A sensitive window replacement project in The Springs community, retaining the architectural character while upgrading to thermally broken aluminium systems.
Sensitive window replacement in The Springs, a community with strict architectural guidelines governing external appearance. The client required upgraded thermal performance without any visible change to the villa's facade character.
The Springs community architectural guidelines restrict changes to external frame appearance, colour and profile dimensions. Any replacement had to be dimensionally equivalent to the original specification. The community also required a formal approval process before works could commence.
Like-for-like dimensional replacement using Cortizo casement windows matched to the original frame sizes. uPVC systems were used at back-of-house positions where thermal performance was prioritised and elevation visibility was minimal. Colour matching to the original frames was achieved through custom powder coat specification.
Municipality and community management approval was obtained without objection. Installation completed without any architectural committee challenge. The client's feedback indicated that neighbours were unable to identify that replacement had taken place — the highest possible benchmark for this project type.
