Meydan Townhouse

The client purchased the townhouse and immediately began a full interior and exterior refurbishment. The existing windows and doors were original developer grade — single-point locking, no thermal break, draughty in winter air conditioning season. The brief extended to adding a garden room to an existing concrete terrace at the rear, creating a shaded outdoor living space.

The Meydan townhouse development has strict architectural control guidelines requiring all external modifications to be pre-approved by the community management. The glazing replacement required a formal NOC from the developer before any installation could begin. Simultaneously, the garden room design had to satisfy the HOA's material and colour restrictions.

We prepared a full specification package for the NOC submission — RAL colour references, elevation drawings and material schedules — which was approved by the community management within three weeks. The glazing replacement used Cor Vision 4600 lift-and-slide doors in RAL 9006 (silver metallic) to match the approved community palette. Cortizo casement windows replaced all upper-floor openings. Gulf Extrusions retractable screens were integrated into the ground-floor door reveals. The garden room was designed within a 22m² footprint and clad in powder-coated aluminium matching the primary door colour.

The project was completed in eleven weeks from NOC approval to handover. The garden room has become the primary living space for the family in the cooler months — the client describes it as 'the room the house was missing'. The insect screens allow the ground-floor doors to remain open from October through April without any mosquito ingress.
