Jumeirah Islands Villa

The client required a complete glazing overhaul of a large Jumeirah Islands villa, with the primary objective of creating unobstructed visual connection between the main living volume and the private lake-facing pool terrace — a connection that the original builder-grade sliding doors completely failed to deliver.

The rear elevation spanned 18 metres at ground level, including a corner transition that required structural coordination with the existing masonry. The client insisted on no visible threshold — the internal marble floor was to flow continuously to the pool deck — and on Cor Vision Plus meeting the acoustic performance required for a property facing the communal waterway.

Cor Vision Plus flush-threshold lift-and-slide systems were installed across the full 18-metre rear elevation, including a structural corner junction detail developed with the client's structural engineer. The covered terrace was enclosed with Vetromax VF35 frameless glazing, maintaining the visual openness of the outdoor space while providing full weather protection. Cortizo Cor 70 hidden sash windows throughout the upper floors, and two motorised rooflights over the central atrium, completed the natural light strategy.

The villa transformation was completed in 11 weeks. The flush threshold detail, the first Swiftrooms had executed at this scale, was validated by the client's interior designer as architecturally seamless. The property's value was subsequently appraised significantly above comparable Jumeirah Islands villas without equivalent glazing.
