Dubai Hills Villa

Full external glazing replacement for a four-bedroom villa in Dubai Hills Estate. The client — returning from a five-year posting overseas — found the original developer-grade aluminium had deteriorated significantly: stiff operation, audible air leakage and visible condensation on the glass units. The brief was to replace everything to a specification that would last.

The property was occupied throughout the programme, with the client's family in residence. Sequencing the installation to minimise overnight exposure of any opening — while maintaining the programme — required detailed daily planning across a six-week installation period.

We worked room by room across an agreed sequence, ensuring no opening was left unglazed overnight. Cor Vision 4700 lift-and-slide doors replaced four pairs of original sliding doors to the ground-floor terraces, each panel at 1,800mm × 2,400mm. Cortizo Cor 70 Hidden Sash casement windows replaced 24 openings on the upper floors. A structural glass balustrade with stainless steel channels was installed to the first-floor terrace in the final phase.

The client reported a perceptible improvement in acoustic comfort within the first week of occupancy — traffic noise from the nearby road virtually eliminated. Energy bills for the following summer were approximately 18% lower than the equivalent period in the previous year, which the client attributed primarily to the improved thermal performance of the new glazing.
