Project Overview
A waterfront villa on the Sharjah Corniche glazed from ground to roof terrace, capturing panoramic views of Khalid Lagoon through Cor Vision lift-and-slide doors on three facades.
A Sharjah homeowner with a waterfront property on the Khalid Lagoon required a full window and door replacement that would maximise the panoramic water views without compromising on energy performance or security. The existing aluminium was aged and under-performing thermally, significantly increasing the air conditioning load.
The waterfront orientation exposes all three water-facing facades to prevailing onshore breezes and high ambient humidity. The specification needed to balance maximum glazed area with adequate air tightness, water tightness and appropriate hardware resistance to salt-laden humidity. Sharjah municipality approval for like-for-like replacement was also required.
Cor Vision 4600 lift-and-slide systems were installed on all three water-facing facades, with three-panel configurations to the living and dining levels to maximise aperture. Cortizo Cor 70 Hidden Sash windows were specified for the bedroom levels, providing tilt-and-turn ventilation with the concealed sash aesthetics appropriate for a contemporary villa. Gulf Extrusions TB600 doors were used at ground level entry points. All hardware was specified with additional corrosion resistance ratings for the coastal environment.
The replacement programme delivered a marked improvement in indoor comfort, with reduced air conditioning consumption reported by the client. The uninterrupted lagoon views through the floor-to-ceiling lift-and-slide systems transformed the principal living spaces. The project was subsequently shared by the client's architect on social media, leading to two further Swiftrooms projects in the same Sharjah community.
