Al Hamra Beachfront Villa

The client — a Ras Al Khaimah homeowner with a beachfront plot at Al Hamra Village — required a complete glazing specification for a newly completed villa shell. The brief prioritised unobstructed sea views through the largest possible glazed openings, with appropriate solar control glass for the west-facing sea elevation and robust hardware specification for the coastal environment.

The west-facing sea elevation presented the most demanding solar and wind load conditions on the project. Panel sizes of 4.0m × 3.2m on the ground floor required the Cor Vision 4700's maximum panel weight capacity. The combination of sea air, UV exposure and sand-bearing winds demanded a complete coastal hardware specification. The RAK municipality technical submission also required EN-certified performance data for all systems.

Cor Vision 4700 lift-and-slide systems were installed across the four main sea-facing openings, with dual-panel configurations providing full-width opening on three of the four elevations. Solar control double-glazed units with a g-value of 0.27 were specified for the west elevation. Cortizo casement windows with hidden sash profiles were used across the upper bedroom levels. Retractable fly screens integrated into the lift-and-slide tracks were installed on the ground-floor openings. A 3.0m × 1.5m fixed rooflight above the master suite corridor completed the natural light strategy.

The project was Swiftrooms' first installation in Ras Al Khaimah and led directly to two further enquiries from neighbours within Al Hamra Village. The client reported a significant reduction in cooling load compared to the previous property — attributing this to the solar control glass specification and improved thermal break performance of the new systems.
