Skylights & Rooflights for UAE Villas: Fixed, Motorised & Pyramid Options Explained
A well-specified skylight transforms an internal space. A poorly specified one leaks, overheats or fogs up within five years. Here is what to specify for a UAE climate.

Why rooflights are popular in UAE villas
The UAE villa typology almost universally features internal circulation spaces — entrance halls, staircases, corridors, bathrooms — that have no access to an external elevation. These spaces, without rooflights, are entirely reliant on artificial lighting. A rooflight brings natural daylight into the core of the building, reduces artificial lighting load, and — when correctly positioned above a staircase or hallway — creates a dramatic architectural moment that no light fitting can replicate.
Demand for rooflights in the UAE has grown steadily as villa owners and developers recognise the quality-of-life improvement they deliver. They are now a standard specification item on new-build UAE villas above a certain price point, and a popular retrofit item on existing villas undergoing renovation.
Fixed vs motorised: which do you need?
A fixed rooflight is exactly what the name suggests — a sealed, non-opening glazed unit set into the roof. It admits daylight but provides no ventilation. Fixed rooflights are the right choice for internal spaces where the rooflight is above a habitable room below (a bedroom, a living area) where you would not want to open the rooflight anyway, and where the primary objective is light rather than ventilation.
A motorised opening rooflight adds ventilation capability — the glass panel or panels open via an electric actuator, controlled by a wall switch or remote. In the UAE, this is most valuable in the shoulder seasons (October–November, March–April) when the outdoor temperature is comfortable enough to ventilate the building at night. A motorised rooflight above a staircase also allows stack-effect ventilation — hot air rises and escapes through the open rooflight, drawing cool air through lower-level openings. This is a genuinely effective passive cooling strategy for UAE conditions.
Glass specification: the critical decision
A horizontal or near-horizontal glazed surface receives the highest solar load of any element on the building envelope. A rooflight facing directly upward at UAE latitudes will receive solar radiation throughout most of the day for much of the year. Specifying the wrong glass turns the rooflight from an amenity into a liability.
For UAE rooflights, the minimum glass specification is a laminated solar control unit with a Solar Heat Gain Coefficient (SHGC) of no more than 0.30. Better specifications achieve 0.20–0.25. A laminated outer pane provides safety in the event of glass breakage (fragments stay in place rather than falling into the space below) — this is mandatory for overhead glazing in most building regulations. Low-e coating on the internal surface of the unit further reduces radiated heat to the space below.
Frosted or diffuse glass is commonly specified for bathroom rooflights for privacy — a combination of solar control and diffuse coating in a single laminated unit is available from most glazing suppliers and is the right specification for this application.
Structural framing: aluminium is the only choice
Rooflights in the UAE must be aluminium-framed. uPVC profiles are not structurally appropriate for overhead applications — they rely on steel reinforcement that is not designed for the loads and thermal cycling associated with a horizontal plane. Powder-coated aluminium frames, specified in any RAL colour to match the roof finish, are the industry standard for all UAE rooflight work.
The frame profile must be thermally broken for any internal application. An unbroken aluminium frame conducts heat directly from the external face to the internal face — in a rooflight, this means the ceiling-visible internal frame face becomes extremely hot to the touch and radiates heat downward into the space. A thermally broken profile eliminates this effect.
Waterproofing and condensation
The interface between the rooflight frame and the roof structure is the most common source of water ingress in UAE buildings. This is rarely a product failure — it is almost always an installation failure. A correctly designed rooflight installation uses an upstand (a raised kerb) of at least 150mm above the finished roof level, a continuous waterproofing membrane turned up and over the upstand, and the rooflight frame fixed through and over the membrane. Poorly installed rooflights are set directly into the roof membrane without an adequate upstand.
Condensation on the underside of the glass is occasionally reported in UAE rooflights. In most cases this indicates inadequate thermal performance of the glass unit — a poorly specified unit will have an internal glass surface temperature that drops below the dew point of the interior air on winter nights when the aircon is running. A high-performance low-e glass unit prevents this by maintaining a higher internal surface temperature.
What to ask your contractor
Before committing to a rooflight installation, ask your contractor: what SHGC value does the specified glass unit achieve? Is the outer pane laminated? Is the frame thermally broken? What upstand height is included in the installation? Is the waterproofing membrane included in the contract and who is responsible for its interface with the main roof membrane?
A contractor who cannot answer these questions clearly, or who proposes to set the frame directly on the roof without an adequate upstand, should not be trusted with the work. The consequences of a failed rooflight installation — water ingress, heat gain, condensation, structural damage — are expensive and disruptive to remedy.
