Pivot Doors UAE: Specification Guide for Luxury Villa Entrances
A pivot door makes a powerful first impression — but specifying one correctly in the UAE climate demands careful attention to panel weight, pivot hardware and glass specification. This guide covers everything.

What is a pivot door?
A pivot door rotates on a vertical axis mounted at the top and bottom of the panel — not at its edge. Unlike a conventional hinged door, the pivot point is typically set 100–300mm from one face of the panel, creating a dramatic overhanging section when open. This allows for very wide, very tall and very heavy door panels that would be mechanically impossible with conventional side hinges.
In the UAE luxury villa market, pivot doors have become the defining feature of high-specification entrances. Panels of 1,200–2,000mm wide and 2,700–3,600mm tall are now routinely specified — sometimes with frameless all-glass construction, sometimes in aluminium with large glass inserts. The effect is architectural rather than merely functional.
Floor spring vs overhead concealed pivot: which do you need?
The two dominant pivot systems in the UAE market are floor-spring pivots and overhead concealed pivots. A floor-spring pivot houses the pivot mechanism and the door closer in a cassette set into the floor — the door is supported at the bottom and controlled by a hydraulic closer integrated into the floor unit. This is the traditional system for heavy doors and remains the most reliable for panels over 150kg.
Overhead concealed pivots mount the mechanism in the head of the door frame, transferring load upward rather than into the floor. This is the preferred system for projects where cutting into the floor slab is not possible — for example in apartments, refurbishments, or where underfloor services make a floor-spring cassette impractical. Overhead systems can typically handle panels up to 100–120kg; beyond this, a floor-spring system is required.

Panel sizes and structural requirements
Pivot doors require structural openings that are precisely engineered to take the load transfer from the pivot hardware. A standard aluminium frame pivot door of 1,200mm × 2,700mm weighs approximately 90–130kg depending on glass specification. A frameless all-glass pivot of the same size weighs 200–280kg. The structural lintel above the opening must be capable of transferring this load — for larger frameless panels, engineers typically specify a steel lintel.
The floor-spring cassette requires a recess of approximately 90–120mm depth cut into the structural slab. This must be planned in advance during construction — retrofitting a floor-spring in a finished floor is expensive and disruptive. If your project is in the fit-out phase, confirm now whether floor-spring is feasible.
Glass specification for UAE pivot doors
The glass in a pivot door is both its most visible feature and its most technically demanding component. In a frameless all-glass pivot, the glass panel is also the structural element — a minimum 19mm toughened laminated glass is required for panels of this type at standard villa entrance heights. For UAE conditions, we specify low-e solar control glass as standard to manage heat gain, combined with a laminated outer pane for security and fragment retention in the event of impact.
For aluminium-framed pivot doors with glass inserts, the glass unit is a conventional double-glazed insulated unit — typically 10mm toughened + 16mm argon cavity + 6mm laminated inner — with a low-e coating on the inner surface of the outer pane (EN surface 2). This achieves a SHGC of approximately 0.25–0.32, which is appropriate for entrance orientations that receive direct solar exposure.
All glass in pivot doors should be toughened and/or laminated to satisfy UAE building code requirements for safety glazing in door applications.
Maintenance in the UAE climate
Pivot hardware requires annual lubrication with a high-viscosity hydraulic oil — not silicone spray, which is insufficient for the load-bearing components. Floor-spring units have an adjustment screw for closing speed and a separate adjustment for the hold-open position; these should be checked annually as they drift in high-use environments. The floor-spring cassette and its drainage channel should be cleared of sand and debris every three months.
Frameless glass pivot doors require particular attention to the pivot floor patch fitting at the base — this must be kept clear of sand, which can ingress under the glass and scratch the floor finish or abrade the patch fittings. A low-profile door seal or brush seal is recommended to prevent ingress while preserving the flush appearance.
